Shane Rutledge is one of the Founders and Managing Partners with RES Capital Partners, a real estate investment firm headquartered in Dallas, Texas.
He has spent the past 16 years leading an Asset and Facility Management division of a Federal Law Enforcement agency, where he oversaw a portfolio of 289 leased facilities consisting of 2.3M square feet and an annual rent cost of $36M and is eyeing federal service retirement. He is transitioning to multi-family investments as the future for him and his family.
Throughout his career and experience working with commercial property owners / investors and now transitioning into a full-time managing partner role with RES Capital Partners, he’s made some of the strongest partnerships with other fast-moving, calculated, and successful real estate investment entrepreneurs.
As the head of Investor Relations, Shane provides investors with strategic opportunities to diversify their portfolios with multifamily properties. In addition, he provides insights on market activity, cost segregation, bonus depreciation, and property performance and manages quarterly earnings and annual K1 reports.
Shane also supports the team with acquisitions and asset management.
He frequently shares his experience and knowledge with other Multifamily operators and students looking to enter the multifamily investment space.
One of his biggest passions is helping people get their money working hard for them rather than them working hard for their money.
Tracy Rutledge is one of the Founders and Managing Partners with RES Capital Partners, a real estate investment firm headquartered in Dallas, Texas.
Tracy worked in the corporate world before deciding the stay home to raise our son Ryan after he was born.
Previous experience includes being a leasing agent for Class A apartment communities, managing departments in grocery stores, and owning an in-home daycare that specialized in special needs children.
Defining and implementing portfolio investment strategies is a portion of Tracy’s role as head of our Asset Management division. Her specialty is reducing risk while driving property performance and ultimately increasing the net operating income of each asset. This results in increased profitability for our investors and partners while creating a beautiful, safe environment for their tenant base. She oversees third-party management companies and works closely with Acquisitions and Investor Relations team leads.
She often shares her industry knowledge with newcomers to the multifamily space. Tracy can also be found serving at her local church on the weekends and ensuring the company’s involvement with several non-profits both locally and nationwide.
Ryan graduated high school in June 2022 in the top 6% of his class, ranking 55th out of 752 students. He completed multiple dual-credit college classes and advanced classes with honors. However, Ryan has chosen to follow his entrepreneurial dreams of being a stock and real estate investor instead of attending college, at least for now.
He excelled at his favorite subject, math. He loves numbers so much that, as a freshman in high school, he began learning about stock trading and investing. He began honing his craft as a sophomore. After graduating, he began trading full-time while working in a community of like-minded individuals. In August, he passed a trading challenge that rewarded him with $50,000 capital to perform trades.
Ryan helps and leads RES Capital Partners’ efforts in locating, analyzing, underwriting, and processing the purchase of commercial real estate properties. As an Acquisitions and Underwriting Specialist, Ryan pursues existing properties for our investors that meet our specific criteria for returns, cash flow, and equity gains. Building relationships with brokers, lenders, attorneys, and partners to attain quality and consistency throughout our deals is key to his success. When our properties have gone full cycle, he then leads the disposition of each asset.
He is a young leader within our network and is frequently asked to consult others in acquisitions and underwriting; Ryan is quickly gaining traction within this space.
Fun Fact: Ryan set his personal records in three events at the 2021 USATF Junior Olympics.
